Moving and buying your first piece of real estate is a lot in the next year!

I've identified a piece of land that is off market and able to be purchased, roughly 40 acres.

That's the biggest piece that can surprise investors.

It'd just be a shame for you to sell a building and pay tax only to then reinvest your net proceeds after tax in buying your first pieces of investment real estate.  

Additionally, I can take the plot and subdivide into 5 or 6 different lots, with each lot worth 25k a piece.

@Bayo Badejo, there are so many missing pieces here to even begin to give a real answer.What insights are you wanting?

@Kenzer Hodgson For your STR, an umbrella policy can provide liability coverage, but an LLC offers additional asset protection by separating your personal and business assets, which can be valuable in case of lawsuits or audits.

However, if it was a floating LVP floor, you should be able to relay the same flooring since water wouldn't damage the LVP flooring and you already have pieces cut to fit.
