Without doors, I would consider this a studio apartment.

My previous boss and mentor had two studio apartments that were sitting vacant for a long time.

And it also has a manufactured home and a small studio apartment on the property. 

An example of not recession resilient would be a karate studio or hair salon, things consumers cut back on when times are tough (and now you, the property owner, aren't getting rent, and thus might have challenges making your mortgage payment).

Do you find the return is better with the studio size? 

I did most of the work other than appliances ect it’s very small 400 square feet total so it’s like a little studio with big glass sliding doors to a patio.Turns out someone called zoning and long story short I was told I can’t do an ADU.

I currently have 16 doors. a 9 unit studio building, a quad with 2 bedroom units and 3 SFR .

Great place to live -- not so much when there is little to no leverage to purchase my own home, burn rate goes very quickly, or perhaps I don't know enough.I follow Brandon Turner, BiggerPockets, Grant Cardone and have attended both his Real Estate and Sales & Marketing talks.I would like to get into real estate to one day either purchase or build my own Home Recording Studio.

If she starts acting up, tell her to leave the room and if not, tell her you are going to start recording the audio on your cell phone.Is she on a lease or month to month?  

My side is just a studio 1/1, I will be living in alone.
