Harvard, BC, BU, MIT are among some of the top colleges in the world, and are located all throughout Boston.

But, some of these same investors have stated that if they were buing a MF property, they would account for maintenance and cap ex even if a rehab had just been completed. 

I have to look at the corporation related comments more in depth, interesting bu that hasn't been suggested to us.

There is only one entrance to the property at the moment (gravel driveway mostly grown over by grass) bu there is plenty of road front access.

So I was looking at estate sales in my area and then the thought occurred to me that if all their stuff is getting sold, they just might want to get rid of the house too?

Sure, getting rid of worn carpeting is a must but LVP has taken the housing market bu storm and adds value at a reasonable cost. 

Be firm bu tread carefully so you dont turn a paying tenant to a non paying tenant out of spite.
