If you have your sights set on this market...at least start by learning lending and loss mitigation, become an expert in borrower options to avoid foreclosure and qualifications for modifications, forbearance, payment plans , short-sales etc.

Done properly, they get to keep their house if it was in foreclosure.A chapter 7 is a "clean start" and means that the debts are so great they aren't even going to give things a chance. if they are behind on their mortgage payments they can either work out an agreement with their lender outside of bankruptcy (like a loan modification) or if not they could possibly lose their house.

You can request the lender tack on the reinstatement at the end of the loan, request a loan modification, have the borrower apply for grants, and many other options.

The seller told me that there was some kind of "modification" that made the payments higher a few years back but there is no refinance or anything filed so not sure if they were rolling late fees in to long term payments or similar.

In my experience a loan modification will keep you out of a new loan for about 3 years.
