We want to be able to create an estimate for a project and then track everything back against that estimate (Labor and Materials) to see how we are performing on each project.

If you feel the property is performing well you can keep it.

@Gillian Thackray It's actually quite surprising the PM you use is not effective or perhaps not motivated to perform the leasing duties effectively but appear to be fairly competent with the day to day management services.

STRs and MTRs are a lot more effort than LTRs and my STR/MTR units are not currently performing well enough to justify the increased effort.  

selling properties can also generate income - so i've started thinking about buying a few, then selling the worst performer, then repeating.

Mind providing more clarity on the asset you are purchasing and the overall business plan with making it perform? 

You seem to really the ticker "O"....I just picked it because it's a pretty popular well performing REIT.
