You would probably be moving into smaller quarters but would have an income property.The other option would be to use a HELOC but the money you could get would probably not buy a suitable rental.To start an investment career, I would probably move into as small and inexpensive home as I could to maximize my investment fund.

Does anyone know where I can find the following:Average monthly or quarterly rents, by state, going back as far as possible (hopefully 1978).I have found so far the following:http://www.huduser.org/portal/datasets/fmr.htmlWhich gives annual rents by state going back only a couple of years, and then by Metro area going back to the year 2000.

Damages... best practice is to drive by and observe the exterior often (monthly is good, weekly is better), inspect the interior often (semi-annually is good, quarterly is better), and deal with damages as you find them.
