Finally, two other things that you can look into or talk with your CPA to see if there could be any advantages to you (you may be phased out due to income for some) is the Section 199A pass-through deduction, which would require you to start tracking hours spent on your real estate enterprise, as well as the possible CA SALT tax workaround in case you were interested in deducting more than the $10k state and local tax cap for the next few years.If you need referrals for professionals in any of these areas in the San Diego area, feel free to reach out.

They sent a very professional slide pitch deck that showed all of their justifications around that specific market, e.g. employment market, housing shortage data, the new developments in the area, the air bnb data, etc. etc.They also stated the numbers were conservative (7 year to reach the target returns) and that likely it will be year 4-5.

I do not know your tax situation, but I know most tax professionals are fairly busy and normally do not guarantee they will be able to file by the original timeline.

Unless you are a professional athlete/movie star / influencer it’s hard for many to hear this but the world really doesn’t give a hoot about you.Having built hundreds of multimillion dollar homes and having worked on projects with two different professional sports teams owners - I would say less than 1% would use a land trust for anonymity and some of these people had 9 figures and several were billionaires.
