I have found another house that has sparked my interest but I am having a very hard time finding comps to determine the ARV.  

I just finished reading Rich Dad Poor Dad which sparked my interest in real estate.

Great post and I would like the 2nd that with a call out for any lender/banker/brokers that do Fannie Mae direct lending without overlays licensed in NV preferably located in Carson/Reno/Sparks. 

I'm going to find a few examples off the MLS since I'm having trouble remembering the specific examples I saw while driving that sparked the question.

@Sami GrenBecause tenants down at the bottom of the property range trying to avoid eviction and eke out one or two more months of occupancy lie about partial payments, and the nature and kind of payments, like water flows downward and sparks fly upward.
