Additionally, if its 5+ you will need to ask for the P&L, Rent Rolls and T-12 to start your numbers.I then look at the rental comps and see what I can reasonably charge for rent.

I would agree its tough to tell in pictures, looks like they were knocking down basement walls and supporting with lolly columns, if the columns are on suitable footings it may not be that bad, but hard to tell in pictures, I own one similar, but i only paid $6K for the house, put $7500 in the rehab, and I get $725/mo rent, house is not falling down so I let it roll, if it starts moving then I will worry about it.

How much of that comes from appreciation or cash-flow is a mystery without reading their full-reports--a task I'd rather not perform.I'd further assume that if interest rates are still reasonable, and the math dictates it's still profitable, that they will just roll over the loans on these properties rather than sell them.

My brother is a huge inspiration to me and and very smart person, somehow we switched rolls after our high school days where I was top 5% of my class academically and he was probably down in the middle more.However he has become one of the best business men, and all around greatest, strongest, person I know and he bought his first rental property last year.
