You may be able to get many materials at the Habitat for Humanity Restore or other discount locations.

It has 2 houses on 10 acres. 1 house is able to be restored, the other is a tear down.

Or, 2) you can do what I just did, myself and refinance the property which is in a VA loan into a conventional 30-year mortgage (or whatever works for you, the point being it moves out of being a VA loan) and as a ONE-TIME thing, you can request to have your entitlement restored, freeing it up to be used again while keeping the owned property as a rental.

Our goal and intention is to restore it to it's original condition (Repaint, recarpet, revarnish) and improve landscaping for curb appeal.

My wife is interested in restorations and flips, I am intrigued by long & short term rentals of both multi-family, single family, and commercial properties.

The only other times we have done a sale of an item(s) is when we restored some games (pinball etc.) then sold it for 2-3x what we fixed it up for when we got it. 

However I am not still clear how to finance that property, certainly I dont have enough cash to finance the deal and then financing the restoration.
