Don't ask for complaints but give an opportunity to highlight problems.For a B and above tenant base I might say something like "we purchased this property in large part because of the quality of the building and the reliability of the tenant base, and our aim is to maintain both at the same high standard.

For your first question, if I was in your position, what I would do would show a potential investor the spreadsheet (the numbers) for the particular deal, tell them or better yet, create a document that highlights  the pros of this investment for them (i.e. if it's section 8 tenants, rental guarantee or something of the sort, if it's close to a university, say it, if it's historically had lower vacancy, mention it).

Some highlights I’m looking for in a lender:-Will finance SFR (1-4) unit properties and small multifamily-No maximum on the amount of properties I can own-10% down for 3 and 4 families, and maybe 5% down for SFH and duplexes-No PMI- No red tape-Low closing costs ($9.8k for our $430k)-Competitive Interest Rates (3.25% - 3.49% on a 30 year)-They will consider stated income, and/or rental income as incomeBest,Willy
