So, if you can pick up these properties one by one, without anyone realizing that you're assembling them, you're likely to be able (in the right location) to entice a developer to pay you bigger numbers, than just the sum of each property's value.

They all look extremely good and enticing...but ONLY on paper.For those who preach C and Ds, they propably have the specialised skills, and I know investors like @Lisa Philips have made it through sub $30ks and she has devised systematic means of doing this because she is on ground and understands the suburbs....For me, no C or D class properties in my portfolio, period..My one cent!

It goes almost w/o fail that we see an owner offering lots of rent enticements (1-2 months free) leading up to making a property available for sale ... just so they can claim 100% occupancy.When we submit an LOI, we will make available to the vendor a copy of our analysis of how we would underwrite the deal.
