@John McAllister  a lot of times you can find these at the Restore, if you guys have something like that.

If you have little or no VA entitlement remaining but still want to use the VA loan, you wouldn't be able to do that until you restore that entitlement which would mean a refinance into a conventional loan product once you have enough equity in your current property.If you do have VA entitlement left and are able to look at other properties using the VA loan, your lender will likely NOT include rental income on your current Las Cruces property if you're renting to a tenant unless you have 2 or so years of that income documented on your taxes.

The seller needs to payoff any loan they have, and when that is done their VA entitlement gets restored.
