Some will even look at internal rates of return (IRR).Aren't you one of the providers that entice investors with NOT one but two fake cap rates? 

I realize that there are certain things that I will need to offer them in order to make the facility enticing to business owners.

It's much easier to recoup the cost of staging by enticing your buyers on properties that are more expensive.

Some Flat Fee MLS Services know how to motivate and entice buyer agents to show and sell their listings, others' listings show information that confuses, alienates, or repels buyer agents.

Being totally new to RE investing I am starting as a kindergartener (well, maybe 2nd grader as I have been a Property Manger for a decade; long enough to be enticed by the freedom of land investing!)

I do find Syndication very enticing, however I would need to do more research before I get involved in that field.

I figured it is an enticing option for investor agents not looking to split larger commissions.

I'm still sifting through potential properties but will definitely reach out when I find some enticing ones.

As far as single family goes in Texas, the returns aren't overly enticing for a generally speaking, cashflow heavy market.
