It's not a bad choice as northern Colorado is in a state of steady population growth.

I have not done REI in Florida - but that would be one of my first choices based on other factors we are discussing.....Best of luck to you!

Evaluate your position and exercise your right to make a choice that suits your over all needs. 

You have two choices - either drill a well, or get an onsite storage tank and have water trucked to it weekly.I think the price for the well is going to be much more than you're thinking, so I would check that out first.

Hard to say.I suggest talking to your CPA about both choices as well as a loss on a "flip" (which this would be if you were to simply sell it at a loss) is going to be treated differently than putting a lot of capital into something you hold as a rental.

Seems like my best choice now is to find a responsible mid-term tenant that passes background/credit check. 

Lender's typically offer the best terms when they can secure a senior/first position lien.It may be more beneficial to find a partner, instead of a lender, who can help fund your acquisitions.
