Has anyone ever required a Phase 1 environmental assessment as a contingency?  

One retail center with 10 tenants and each having a different 40 page lease is 400 pages to look at not including LOI, purchase and sale,appraisal, environmental phase one, site inspection, survey, title exceptions,repair bids, service contracts, property management agreements, profit and loss statements, cam reconciliation reports, rent rolls, trialing 36 months, loan covenants, etc.I just stopped but there is much more so one deal can have over 1,000 pages to review.That's scary if a buyer is putting millions at risk with an unseasoned residential broker with dollar signs in their eyes dreaming of a big check.

I'm looking for an appraiser, an inspector and somebody to do a phase 1 environmental study.

They are appealing to environmentally conscience millennial who pay a premium for the status of living in them.Even that Freight Yard apartment development appears to me to be a stylish development.

Brandon:In jurisdictions where attorneys are used to close, the flow will be a little different.We are typically buying bigger than houses, so we also have a check-boxes for:confirm if there is a current/recent Phase 1 Environmental Assessment (EA or EvA) available or if one needs to be ordered;  If necessary order a Phase 1; Once Phase 1 is complete review results.  

We had a situation where we had "environmentally sensitive" piece of land it was only about 10'x 30', that was actually a little gulley, not draining to anything, just a depression in land.
