Outside of my friend group I found that most people looking to rent a room in a house with strangers were medium-term type renters so there is a lot of what we call "churn" or turnover and vacancy loss.

The reports you can create with Stessa, such as an Income Statement, Balance Sheet, etc, are similar to the kinds of reports accountants are used to working with since other finance/rental software also generate very similar types of reports.  

What types of work were you able to capture as "material participation"?

I'm actively thinking about my target areas and possible deals, but would really appreciate if there were any groups or mentors available interested in discussing the ins and outs of favorable market locations, financing, ideal type of investments and getting that elusive First Purchase!
