What we do know now:Tenant has changed locks.House has some issue with sewer gas coming up into the home, which may have happened from property managers husband plumber fixing pipes as we did a huge repair and it started around then.Tenant is now reducing rent by 1/3 legal in New Mexico because of sewer gas.People who we have tried to look at the property to fix the problem have refused to work there because the tenant is freaking them out and talking about lawsuits and looks like she is on drugs.People now keep mentioning drugs to us, but when we spoke to the officials they had no records of tenant other than a fresh eviction before our house. 

But Dallas has a reputation for being hands off with permits. 

Your relationships and reputation with other agents is incredibly important to your business.

I take all complaints very seriously and had my plumber clear all the drains from the main line (>$200), and they then complained about noises, smells, etc....

It is a liability issue; dogs like pitbulls (and German Shepherds) have a reputation and if my tenant's pitbull mauls a neighbor kid we will be included in an eventual lawsuit.

Good Afternoon PA Investors,I am a new investor and am looking for a good handyman or handywoman with a good reputation who can perform as-needed maintenance/repair tasks for single and small multi-family properties (1-4 units) in Southeastern Pennsylvania.  

I called a plumber.....they came out to fix it.....Now everyone is happy.Since you're in the East Bay like me, I would suggest you have your property manager in Cleveland give the tenant 24 hour notice that they are going to come into the property to see if they can figure out what's going on......They may find or hear something that may not intially be visible but if they run some water faucets and or flush the toilets and water keeps dripping or running afterwards you can start to get to the root of the problem.
