You may pay 1.5m and up for a good one, likely more if parking and balconies, but the play is to buy a multi and then wait and in a few years, turn them into condos and sell them separately - that's how you make the money there.

I’d have to pay the full class in order to be done but I owe so much on it and their rebuttal is that I’ve already been exposed to the resources and tools that they offered so I guess I’m stuck with them till I pay it off.

Time is money.. longer the note period is to payoff the less your going to get for the note.

I talked to numerous California investors in real life and phone/Zoom calls who have lost money in far away OOS markets, mostly Midwest markets (e.g. repairs, capital expenses, bad tenants, properties vandalized while under renovation, evicted tenant stole all the appliances, property managers with high fees or overcharging for repairs).

My thinking is this:1) Spend your money making the unit nicer, not investing in machines that will need service calls.

Also, starting my journey in real state investment made change my mindset and since last year I have been more disciplined on my finances and I have been taking better decision on how I spend my money. 

If you sold it, what would you do with the money and how does the return compare to what you get now (factoring in the amount of work/stress with each option)?
