As the title says, curious how long others are seeing in their area to stabilize a SFR in a C neighborhood.

If not actually illegal, the a violation of the terms of sale of the note that could result in a lawsuit by the bank.You'll get better advice if you can be more explicit about what's going on and what you're trying to do than if you're vague.

But for anyone who just has rental properties that they report on a 1040 tax return (not in a partnership), I would suggest considering rental property management software rather than general accounting software.  

How to handle the requests in a timely manner while keeping expense down.

There will be MANY more items to estimate in a real scope of work.

Everything is on my schedule every day in a block of time (including shower).

Part of the solution will be to scale back the operation a bit, but we want to do so in a way that keeps our most productive contractors and sheds the rest.

that doesn't mean RE isn't a good investment... but it is the case.what i would NOT recommend is buying a random, "cheap' property in a market thousands of miles away that you don't know well and haven't seen in person, and turning it over to a team you don't know. 

Location says Ann Arbor but we are in a smaller town west of there.
