I would think the best way to get deals is buying the note from the bank.

Slightly under market rent and less likely to move out and buy a house.

HI BP,I am currently looking at buying a single family rental property that is currently rented.

I went from buying multiple properties per year to doing nothing 2022. 

I have been buying underperforming properties and I believe all the big names soon do the same just in a bigger scale.
