Is the dryer still functioning as it should?

Looking for important steps or tips to transition into a functioning rental.

I now have a P&L report for each property in QB, then I export the report directly into Excel via the export function.

Using the filter function you can start deleting undesirable properties based on the numbers to get the list down to a manageable size.If there is no value in the building column then you are likely looking at vacant land.There should be a code in one column that tells you if a property is a house, mobile home lot, multifamily, store etc.I spend a lot of time narrowing down my list, then I look up what they look like online to eliminate more, then I drive by every property that I might bid on.I do this myself, I don't trust a VA for this work as I am spending a bunch of money and one mistake on a property could cost many thousands of dollars.

Remaining are cosmetic deficiencies and nothing functional.

There are higher pay tiers that offer more functionality, but the lowest level extra functionality started to be worth the $10 for me after I passed the 15 unit mark.

A functioning lock is absolutely a condition of habitability as much as running water or heat.

They could have an exception for emergencies like the monoxide detectors are not installed or if they are and monoxide is leaking into the house from a cracked heat exchanger or non functional flue liner leading to an emergency safety situation and you were unavailable and didn't respond. 

The house had great bones though - a good roof, functional windows, and well-maintenanced HVAC.
