I don't believe Dominion is the only hard money group to do this but that's how they get borrowers like yourself through the door.

If you're looking for long term buy & hold, there's money to be made. - Renting in this area is solid, I've gotten what they call B class tenants and more or less they've been great.

I also think you can get 6.5% interest these days so that should be closer 30k a year for P&I.I just don't see how you can lose money like that if your gross rents are 100k on a 500k purchase price and you're putting down 20%.

Those buying close to the city are either breaking even or taking negative cashflow and banking on appreciation (or buying all cash and parking money, ha).If you do consider Lowell, I'd also recommend you check out the Fitchburg/Leominster area as well.
