Houston Housing Stats October, 2020Houston Real Estate Highlights in October, 2020:• Single-family home sales increased for a fifth consecutive month, surging 29.2 percent year-over-year with 9,287 units sold;• The Days on Market (DOM) figure for single-family homes lowered from 59 to 47 days;• Total property sales shot up 31.5 percent with 11,232 units sold;• Total dollar volume jumped 46.1 percent to $3.5 billion;• The single-family home median price climbed 11.1 percent to $266,685 – the highest median price for an October; • The single-family home average price increased 12.4 percent to $334,996 – the highest average price for an October; • Single-family homes months of inventory registered a 2.4-months supply, down from 3.8 months last October and below the national inventory level of 2.7 months.

They way it looks is for example the 1st comp would show poorly broken cracked driveway, I would high light that in RED and then in my property overview I would put in GREEN new driveway. another example is heating and cooling would put in RED the date of the systems ie:2008 12 years old and then put my report in GREEN 2020 new.

Case in point, here are highlights from the October 2020 Central Texas Housing Market Report just released by the Austin Board of REALTORS®:Closed sales in the Austin-Round Rock MSA were up 29% year over year and up 22% in the City of Austin proper.The median sales price in Austin was up 13% year over year to $441,250 and also up 13% in the greater metro area to $365,000.Inventory remained critically low, dropping 1.2 months to 1.1 months of inventory in the MSA.
