:) joking aside, you do NOT want to over leverage yourself, that is the biggest mistake new investors make, right now there is a cloud in the sky so you should have your umbrella handy on you right?

It is mostly cloud based, so you may miss some of the face to face mentorship, but it has comprehensive online training programs. 

This is the only real cloud on the horizon.

I'm just a small-time landlord (20 units), and I like using Cozy.co for my application and screening, but I want to ask more questions on the applications.I've looked into some other cloud software programs but haven't found anything that would let me customize the rental application on their platform.

Basically just make sure the communication is backed up to the cloud automatically! 

Is it realistic for assume most people can handle tenant cloud - applying/paying rents/ ect....?

The time to use a QC deed is when the title has a cloud.

That way you will cloud the title incase that realtor tries to pull a fast one and you will have proof for the seller if the realtor tries to presser them into something just to try to make a quick buck.

As a result I feel incredibly focused and much more calm because I'm not thinking about things that just cloud my head.

Title has a cloud and other issues to overcome.
