Joint ventures were my second option, maybe it is to you as well, get your first three under your belt, it's easier to flaunt other people's achievements.

I have a lot of flips under my belt and cover the entire Tampa Bay Area.

I had some once that had a plenum attached to top with registers pointed at every room AND a return air grate on the bottom section of the blower so virtually zero duct work. 

If you're inexperienced, refinancing the property may be a lot more difficult than if you already had several properties under your belt.

I agree with what you're saying in most cases, especially standard flips, etc.In this case there's some additional considerations because it's personal...I'm also trying to figure out visibly respectful ways to handle this, because I'm looking to use these methods for future probate deals, and I want to have tools in my belt that I can use to demonstrate respect for the relatives and their loss. 

But shunning a person for having a home office or not already having 100 deals under their belt both stifens growth, and keeps people who could be game changers out of the game all together.
