Given the fact that I’m single and have zero dependents I figured it may make sense to move to the new house for at least a year to get a primary residence mortgage with a lower rate and rent out my existing house as a furnished mid-term rental.My question is around taxes: my current home needs significant repairs and updates (about $20-30k’s worth 😬) before it’s ready to be rented (the pool enclosure went partially down during a storm among other things).

As far as house-hacking, the way I have seen this work (I have helped multiple clients with this strategy) is purchasing a duplex or a property that has an existing layout that could be CONVERTED into a primary and JADU.

The hard part is going to be convincing the new bank/lender that you are going to be building a Primary residence that close to your "existing" home.

I live in California (SoCal) and own my primary residence.

 - ADU additions detract from the existing primary unit even if it is just yard but often it is privacy, a garage, etc

The other primary time requirement is tenant interviews and screening; which I feel could also be out sourced with a pre-made script (at least the initial phase of tenant screening).

Now that my wife and I are looking to buy a primary home in a HCOL city, I am considering representing us as an agent since I hold a license here.

The primary hurdle for investors is that most homes have appreciated significantly during the past 3- years and the difference in the current mortgage balance and purchase price is required as a cash down payment.

~Have the owner make you the primary user and they are just the admin of the listing.
