I'm literally trying to do what you are currently doing in that area as well (between 40mins to an hour outside of Manhattan)Those areas you mentioned farther south do seem promising.

Being so close to Manhattan, residential neighborhoods and condominiums with families were dealing with unruly tourists and transient tenancies (bachelor parties, etc.) sharing their common spaces and dividing interior walls.

If you own one property, it's fine but if you have dozens pf properties, the annual cost goes into the thousands.Any feedback would be appreciated. 

To put things in perspective, almost the entire Eastern seaboard (including Manhattan) is in a flood zone and could possibly sink.

Manhattan  has been weak and sellers are highly negotiable, so now is a great time to make a long-term investment.
