It sounds like you're trying to push investment ideas into the scope of what you are trying to achieve...but you haven't defined what you're trying to achieve beyond reinvesting a 1031.I had to read this advice several times, and you came across as a bit harsh your cart and horse analogy doesn't apply at all.

However, the reality is tenants can and do move whenever they want (lease or no lease).Now, you don’t mention where you’re at, and in some areas there’s some benefit to using a lease if you’re going to time them to not end during winter if you have harsh winters and it’s hard to find tenants during that time where you’re at.

I know some people are coming across harsh, but it is better to have random internet strangers poke holes in your plan, then to lose a bunch of money on a deal.
