There is often a difference between the two with respect to what interest of the debtor the auction purchaser acquires -- that at the time of the recording of the mortgage (foreclosure) vs. that at the time the judgment was entered (sheriff).

Brand new REI here and I am looking to acquire my first house hack.

I'm not a new investor and I'm glad I kept my Class A properties and not listen to advice to sell those to "acquire more doors to cash flow"  in inexpensive locations. 

When acquiring a building it's highly advisable to obtain the seller's financials so you can assign real, rather than wholly arbitrary and irrelevant numbers to your forecasting. 

I'm maily interested in multifamily complexes and am asking what is the best strategy to acquiring them as a 26 year old female with brand new credit?
