I think I fairly well ruined the forums as a marketing/lead generation tool for him.

Even though they are a great tool to use to fix your primary residence, they are not that easy to obtain. 

For maintenance - I schedule maintenance walk-throughs at least once a year, if not twice, and keep in regular contact with my tenants.Since you're interested in STR/MTR, some of those tools may come in handy.

You might be able to buy the tool yourself...I never have....9x out of 10 I can figure out a way to get in...unlocked window, open door, key under the mat, or neighbor has a key, etc.Good luck...have fun...and find some bargains.

Or like I mentioned the 4 acres in CA i bought for 27k in mid  90s and held what 25 years and it cooked off at over  2mil.. just another tool in your tool box.

The only tools I could think of are google and facebook groups however I don't think either one is exhaustive or efficient.
