Add in Trump, who printed 3 Trillion and mailed to people with his name on the checks just 5 years ago, and the Bond market has been guessing higher inflation risk component. 

The water test results came back good so at this point in time we didn't do the repair.We were nervous in talking with tenants about this issue and thought it might detour people from wanting to rent the property. 

There are always people entering the market and leaving the market all the while the many investors that do this for a living will stay and grab deals.

That being said, if I could do it all over again I wouldn't change anything because I learned more about real estate investing and property management over the past several years from that deal alone than most people will learn in a lifetime.

I recommend people doing a side gig on what they specialize in.I am an accountant and when I worked within large public accounting firms, I had a side gig of bieng an accountant.I had a salary with my employer so regardless of how much more hours I put with them, i would be paid the same. 

I get a lot of people who start off with the idea of JC becuase of how close it is to NYC. 

However, if you spend time on other investing forums (outside of real estate) you will see there are lots of ways people are capitalizing during this time.

Of you can relocate and house hack, I highly recommend that so you give up less cash upfront.Good job not spending your stack on some bad *** pick em up truck or other nonsense young people would otherwise spend it on! 

I'm sure many people on here have spoken about this, but I just wanted to bring this discussion back as it is a part of my job that I enjoy and see benefit to others from it.

Not too worry you will have plenty of people selling the dream to you.
