I can sign purchase offers through Docusign, track rent through Cozy, take photos of vacant units, list units on Zillow, execute digital lease signing, take calls and texts through Google voice, scan documents, track expenses (Microsoft cloud), search for properties, listen to BP podcasts and the list goes on.I can run my entire business through my iPhone.

They add the problem of allowing emotion to cloud your judgement when running your business.Now you have to deal with that quandary........ screw up your friendship or screw up you business investment..... your choice.Personally I would do everything possible to take this opportunity to fix the early mistake of renting to people that you have an emotional connection to....... no way these people are getting back in my unitStop and repeat to yourself...... they disable smoke alarms and burned my unit!!!!

Bottom line: Excel is probably fine either way.Once you grow enough to the point of needing a real accounting system, QuickBooks is the king, but I highly recommend the subscription-based cloud version QuickBooks Online over the desktop version QuickBooks Pro.
