I am curious if the one i posted is accurate. 

I saw another in Allston list at $2.3M and in JP at $1.8M.The rents you would have to get in these places would probably be enough to pay for a mortgage on a 4,000 sq ft home on the south shore - and you could probably get an ocean view too.The only thing that would make me invest in Boston at this point would be a GAMBLE (horrible idea) on Amazon HQ2 locating here.

IRR will be more accurate and what matters in the end.I can have a net zero COC but an IRR of over 40%+ per year at exit on a 3yr hold sometimes. 

Everything on these jobs have value, and the trick is to accurately calculate the value assigned to each task.

Is this generally accurate?

Hello to all,I'm new to the forums and real estate investing and my question may be redundant or found already somewhere on the forums but here goes...How do I quickly and accurately assess a deal to see if the numbers make sense if my goal is to cash flow?

If you are having trouble getting a loan now, I would definitely not recommend getting in to a situation where you owe a hard money lender a balloon in eight months, that sounds like a HUGE gamble.

It requires a high degree of specialized knowledge to accurately estimate value and repairs, and if you get any of it wrong you will instantly get a bad name with the flippers you're trying to wholesale to.

For me, constantly watching and moving investments is gambling...
