A couple of years ago I created a Solo 401K account using funds from a frozen pension which was rolled over into the Solo account with a check written out the name of the solos 401k.  

Then once you have enough income/properties, start an LLC, roll the properties into land trusts (LLC as the beneficiary) and call it a day!

Time to roll up my sleeves and find some banks that can help finance and some cash buyers.

They do not have financials for the property itself, no rent rolls, expenses, leases etc.

It is a rental so don't need anything high grade but I don't want to stay up at night thinking my windows are going to shatter next year when Irma 2.0 comes rolling through.Have been receiving a few quotes from window companies but they are asking $25-40k for removing and installing. 

So do I need to roll the $140,500 into another SFH rental or do I need to roll the value of the original property $300k?

I just need to understand and figure out this process so we can get the train rolling. 

Rent rolls, expenses and find out the age of all mechanicals/roof etc for cap ex repairs needed immediately or down the road.

Modified is inexpensive, will compact and deflect water, and with a high point against the house, run water from roof roll off away from the walls/foundation.Hope this helps.
