You need to be able to come up with this really before you spend money on a civil for plans that tells you it won't work.

Sherman is about 30 minutes north of there and many of the biggest nationwide and local residential developers have bought land and working on master planned communities.   

If you're planning to raise rents over time - would be good to get a bid from a contractor to figure what it would cost to fully redo one of the units so you have a template of what it could cost to redo all of them.

If you are in a high fire zone, the California Fair Plan is likely your best bet.

If you’re planning on buying your new primary nearby, it will make being a first-time landlord much less stress inducing.

Had a plan for a January completion, but need a new plan!
