I've just begun looking into this situation in the topic on this thread.

The funding is there and work has already begun.

He's closing in on 80 and in the last few years, everything financially has finally worked in his favor, while sadly, his health has begun to deteriorate steadily. 

Fast forward to about a week and a half ago and I started working with a new investor client who has now started down his path of becoming an investor based on what he has learned on BiggerPockets, as a result he has inspired me to take up the challenge as a result I have now watched the SMART Webinar and listened to the audio books of "Finding and Funding Great Deals" and "How to Invest in Real Estate" and I have set up a meeting with Hard Money Lender and begun looking for and analyzing deals since last Wednesday. 

We had begun monitoring the development in September of 2019 (when they were initially just clearing the land) until prices were available in late May of 2020 (~9 months).

As such, my strong preference is to evaluate deals on the basis of their Free and Clear values.To those ends, I have begun evaluating the Dallas market for Single Family Residences that cash flow well, and have a target ROI of 9-12%, disregarding appreciation.

Last I was on Bigger Pockets I had begun opening my brokerage; its been going well and got a couple of realtors with me.

The numbers look correct but I agree with @Ryan Blake, 18k is a little light and can go right out the window if there are any major repairs needed that are not discovered until you have taken ownership and begun the rehab (foundation, plumbing, electrical, roof, etc.).
