We acquire distressed multifamilies, improve them, and then rent.

I‘ve acquired the land, submitted all permits, arranged septic, well, utilities, excavation, and construction/erecting of the home with insulatio and windows/doors.  

Once your new partnership is up and running, you should clearly outline the investment for her (in simple terms) and talk to her in a way that expresses 1) you understand what you're doing and how to be successful at it and 2) you can replicate this success and it makes sense to acquire more properties.

fair enough, but If you're saying it's hard to pay the bills, and you don't know what you're doing those two things need to change real quick if you want to have a chance.Owner-occupant loans are a great way to start acquiring property for a low barrier to entry; that is most of the advantage.  

This is such an underrated approach to acquiring life-changing real estate.

Hello all,In the middle of acquiring my first rental duplex in Ohio as an OOS investor.

Talking the seller into actually signing .. giving them money to sign. etc etc.. this was/is a very intense way to try to acquire property at least the ones we did were we actually made money the day we closed. 

Moreover, if your business is organized to source and acquire deals off-market, the licensed LLC member must disclose to the property owner they are a real estate agent.

Acquire more capital faster.
