I use financing in most of my deals so yea it's slim pickings out there with these low cap rates and higher interest rates.  

We are getting better at enforcing all of our rental agreement terms quickly and moving people out who continue to be a problem and those that can't or won't pay.We end up writing off bad debt instead of going to small claims court, because the chances of getting money after a judgement is slim and a lot of work.

There's pretty slim pickings of good deals.

If so, then the chances of you getting your money for it are slim to none. 

However, our experience has shown it can be tough to get going and trained as a brand new agent simply because the brokerage can't afford to put in a ton of resources when they are operating on that slim of a margin.Most of our hires are new agents or agents that have less than 3 years in the business.
