I'm open to other areas too, but just noticed looking around that Edmond was a place that seed like I could get a good deal on a nice house under $200k that I won't have to fix up or worry about as much as a 100 yr old house in the urban core.

I would just keep in mind making money without any seed capital is going to be 3-4x tougher, so don't expect it to come easy.Give wholesaling a shot or if you know someone with a lot of money approach them about a JV partnership.

The projects are so large that I can't financially support the labor within my time constraints......my end goal is the use opportunities like this to accelerate my cash position so I can seed my own developments.Are there viable partners out there who would see value in this type of partnership?

I didn't think of newspapers...and perfect for older boomers who would likely want to carry...and For rent by owner sounds good too...nice...no magic beans, but sounds like at least seeds to start a garden....
