We are currently down $4500 for this year, but we will chip away at that the rest of the year now that we are in peak season.

If you can rent the property in peak season for 1% of asset value per week you will virtually always cash flow.  

I like it vs doing an older building where you're spot fixing problems and are hoping nothing to signicant is hiding in walls. 

Sarasota clear water has longer season/warmer, but houses are old and again, taxes 8-10k on a 550 house, plus insurance 6-7.  

With the exception of properties that are walking distance to campus or the hospitals, many owners are now STRing in the fall during football season.

It gets you out of competing with hotels and allows you to charge high prices in peak season.

We expect to have holding costs of $15k to get through the off season and the condo is pretty updated so we would only be spending $10k in renovations (updating the bathroom and then finishes in the remaining rooms).
