They are not coming thru the doors they are crowing in  thru the windows an trying to take the stolen items out the front door but the motion sensor activates the alarm.

Stuff can be broken, stolen etc. 

If it's more of a D area, I'd immediately factor in that HVAC and  plumbing is likely stolen ($$$).I would strongly recommend hiring a contractor/home inspector, to go through the house and let you know what's wrong with it-- before you buy it.     

You have all bought cars, with 'factory incentives' and various merchandising program that get you 1.9% interest for 72 months or whatever...

He's violating the guest policy,  and his roommate believes the guest (his girlfriend ) has stolen from her.  

You could certainly go to the police and file a report of a stolen refrigerator but you need to weigh the benefit of getting your refrigerator back vs. the cost of the lawsuit.

I have west coast and some MS A class rentals that I can self manage and never hear from the tenants except for lease renewal.. and this generally is not the case in C and medium B  you must engage and be on top of things.. one needs to remember a C class tenant is only a flat tire or stolen cell phone away from missing rent  LOL...
