You have nothing to lose.That dude is probably building his list and would not adding you to that list in case he has a house to paper flip.

I would recommend developing a strategy and location, and probably even organizing financing before you find an agent, because until you have all that figured out most agents won't be able to help very much because to them you would not appear as a serious buyer/ investor on paper.

It's hard to negotiate on your client's behalf if all you're doing is presenting a piece of paper and checking yes or no. 

The bank is local who I have worked with in the past and will be posting their notice in the paper in March and won't be able to entertain my offers until April 1st (this is all info from the agent).     

There is wall paper everywhere and the kitchen/bathrooms definitely need to be updated.

I was just reviewing the disclosure papers that breakdown my loan and the amount is 88,467.

I currently use SimplifyEm for numbers management, EXCEL to track my monthly rents, digital files for each tenant, paper files for each property and door, Outlook for communications managment......you get what I mean!

It’s much easier to start with a clean sheet of paper than to fix something that’s already there.

Have seen to many local properties that look great on paper, only to find that the neighborhoods are just a step up from a demilitarized zone.  

Not like a day after....They said they'd be fine with that and we could get it drawn up on paper and notarized.
