Sometimes they have no intention of accepting your offer but use your offer to entice another buyer up closer to what they want in price.Real estate is a contact sport and a property is just a property.

There are 100,000 people on the affordable housing waiting list and the city is waiving major fees to entice developers to build more affordable housing. 

If that does not happen then you may try to entice the 2nd tenant (or both) to leave via cash for keys.If that does not work then you will need to file an eviction for One (or both)

But, as more and more people use it, its useful grows and entices more people to use it.

Even through we are buying for a long-term hold with 1-3 partners, we take the same approach outlined above: first determine what will be the performance and value when we either buy out from - or sell out to - our partners.I care little about the CAP rate, but am only willing to pay so much for the present cash-flow of the business; there needs to be room to create sufficient value to reward the effort and risk of repositioning the property.The problem is even when I work backwards from where I believe I can take the business, I'm not arriving at acquisition numbers that entice the vendor.My conclusion has been there are no deals in the current market.  

The 0 interest loan is the ONLY part that makes this deal enticing but I'd like to receive feedback to see what you all think.
