While he should allow showings with proper notice, unless it is in his lease that he must vacate whenever they tell him to, which I doubt, he can ask for and expect some compromise. 

I know it does not solve the whole problem (you would still own it) but maybe it is a compromise you could live with.

Do i just hold tight to the lease and risk losing good tenants or is there a compromise somewhere?

Also, i think you'd be putting yourself in a potentially difficult/compromising position if you actually tried to live in the sorority house.If you triy to rent it section 8 you'll be remediating lead, replacing windows, and possibly destroying much of the historic character in order to get it up to modern standards in a cost effective manner.  

I think Manor, Elgin, Taylor, Round Rock, Georgetown and Pflugerville are all excellent compromises to Austin due to the cost of housing in Austin.
