as I understand it, all of the JP courts (assuming Harris county here) are not making a judgement on or serving any notices for evictions, so even if you tried, there would be no procedural movement forward anyways... at least until they resume that function.

Functionally obsolete homes are also great finds as long as we could knock down walls and open it up (right in the architect's wheelhouse)I guess our rule of thumb for a "Great Find" is a home located in an area with enough sales activity (sold and pending sales) that our probability of success is high.

When they give you a price, I think they look at comps in the same ZIP, roughly same SqFt and then a price.I don't think they adjust for age, current property condition, does it have a good view, high/low crime, functional obsolescence, etc - The stuff an appraiser (and I'd hope a good BOV) would do.I guess the only parallel would be quants and stock picking.

yeah we are on lock down in Orange County CA.Agents still show it seems, properties are dropping into escrow so somebody is showing something.Police allowed to fine anyone who functions in non essential activities.

@Justine Scheuher, I would renew the lease, but let them know that until all this craziness settles down you need to bolster your capital reserves and won't be doing any further renovations (this assumes the bath is still functional, safe, etc.).
