Well, technically, you have to wait until the order is final and non-appealable, 42 days after the judge's order.The "older system" (still used by some counties) is the one that allows possession.

Some loans may have seasoning requirements for the down payment money like you see on conventional loans for primary residences where they need to know where that money was the past couple months.

We have no seasoning requirements as long as improvements are made to the property.

We purchased an older building and have been flipping several of the units.

I am not a conventional lender, but I am sure that there is some seasoning involved in living in the property to take out a HELOC. 

Seasoned proven lenders aren't typically going to do a high risk loan at phenomenally low rates.

I know to look for areas that are landlord friendly, have population/job growth, limited seasonal/environmental issues, high rent/price ratio, and areas within my budget (under $200Kish).

I liken it to Officer and A Gentleman quote "I will do all things fair and unfair to trip you up".
