I like that little sport amphib that just came out.. same one Roy Halliday messed up in.. they are built in Davis CA.. and they do their test flying over at Lake Berryessa.. have to wait till they hit the used market and their first round of depreciation.. new I think they are 250k and that's a tad rich for a toy.

If you want to flip, it kind of goes like this, after you fix it up, you Sell for $90,000 - minus 6% real estate agent's fee or $5,400 equals $84,000 - Closing $1,000 = $83,000 - minus purchase price $55,000 = $28,600 - minus rehab $10,000 = $18,600 minus 6 months carrying costs (mortgage payments, water, electricity, sewer, insurance) $6,000 = $12,600 minus 3 hours travel round trip every day for 4 weeks to 8 weeks = whatever.

Personally I invest in the Southern half of the US bc they get much higher year-round occupancy rates which is how you make the big 💰💰💰Slow season in the south is that 6-week period when occupancy drops to 50%.

For some reason, a lot of northern towns are FREAKING OUT about having too many STRs & they’re adding a lot of regulations.Another reason I invest down south is bc of the higher year-round occupancy.
