If there's local boom in industry we should see the effect in immediateterm not in short tem, so what really happened in 2020-2022 is really big mistake by Fed.Also it seems very natural that in the next ten years we see lot of consolidation in the big business, much less small biz owner, and everything is owned by the conglomeration of some very powerful big names that generates cash from their operation.America is going to be more controlled by big company regardless who is in power in the goverment. 

I'm looking for insights and best practices from fellow lenders and financial professionals on how to effectively manage borrower relationships.

In my eyes, all of the same diligence is needed in regard to sponsor and deal(s), but add to that prior operations by that sponsor, current financial analysis, current valuations in today's market with very limited trades happening as comps, what the effect of waterfall and fees will have on that position once you take over, etc.

(and we do a soft credit pull, so no more damage to that score :) )  

If so, you could look more for turnkey properties and focus on learning to manage them effectively.

We did notice some water damage in the front of the house but was told the roof is in good condition.

It is likely the HOA is responsible just for fixing the roof - not damage to your unit itself.  

Being able to enter a property with only 5% down means you can leverage your money way more effectively as well.

A data set of 10 will be far more effected than a data set of 1000 of a couple low sale prices.
