I think there is reason to be scared in a lot of sun belt cities with lots of supply coming online. 

Is this a base hit in order to get more under my belt and keep moving or is this just not a good deal.

I already formed an LLC because we plan do have more properties under our belt soon :).

Once I have a couple of deals under my belt, that should fade away.  

I would love to team up with an experienced investor in my area and get my first deal under my belt. 

Where out situation *might* be different than yours (not sure) is that we had 20+ units under our belt when we started doing them this way.

i would put a belt sander in that and fix it in 10 minutes , then I’d do a light matching stain till it was close and spray some polyurethane on it .

With this information, you’ve added another tool to your investor’s tool belt that will help you to decrease your dependance on your W-2.

Certainly not inside the RT 495 belt. 

@Timothy Davis if you're a beginner, I'd suggest starting with a simpler strategy that has a higher likelihood of success (such as house hacking a single fam or small multifam property), and then--once you have that experience under your belt--move up to apartment buildings.
