i would put a belt sander in that and fix it in 10 minutes , then I’d do a light matching stain till it was close and spray some polyurethane on it .

@Timothy Davis if you're a beginner, I'd suggest starting with a simpler strategy that has a higher likelihood of success (such as house hacking a single fam or small multifam property), and then--once you have that experience under your belt--move up to apartment buildings.
